Get your Management Price Per Unit
The number of residential units plays a part in our price quote but other factors are important too. We need to understand what association responsibilities are spelled out in the documents because every set of documents are different. Minimally we need to know what common elements are included, extent of maintenance required and the level of services expected by homeowners.
Understand your Standard Services
Sentry’s full service contract includes:
Get a tenured Community Manager
Sentry has been in the community management business since 1975. Managers average 8+ years in tenure, one of the most experienced workforces in the industry.
Know if you have any Formal or Informal Relationships with Vendors
Sentry Management is solely a community management firm. We have no affiliations or ownership positions with any other business or service that may be purchased by an association.
Know how much and what types of Insurance Coverage your firm carries
Sentry caries worker’s compensation, employee practices, property, vehicle, fraud/theft, liability policies, including $3 million bond and $10 million in umbrella coverage. Sentry is willing to share our certificate of insurance so boards can make ‘apples-to-apples’ comparisons.
Make sure all Fees and Costs will be fully disclosed
You will never be surprised by an additional charge that is not revealed in the contract. Nothing is vaguely written or open-ended in our standard agreement.
Know how you handle the Administration of Financial and Accounting Matters
Sentry’s designation as an Accredited Management Organization® (AMO®) causes us to have separate, specialized accounting, collections and accounts payable functions. It guarantees transparency and the utmost integrity in handling your community’s funds.

We strive to make running a Board as simple as possible. Which is why at Sentry Management, we’ve implemented several ways for Board members to be as effective as possible, including our Board Room, educational information, and Customer Assurance Team. Sign into the Board Room here.
Get your association’s financial information in real time, 24/7 through your “Board Room” – an online feature on each community website. Retrieve on-demand reports any time and you can download them for detailed review. You can also find things like account notes and vendor contracts here.
Sentry provides an accounting “help desk” for association board members. Written requests can be made through the Financial Reports section of the CommunityPro PORTAL, by email or by phone to answer accounting questions or resolve issues about financial reports or discrepancies in account balances.
Along with the orientation provided for new Board members, all Board members receive our periodic Board eNewsletter that focuses on timely topics relating to association management and the role Boards have in the governance of their community. The information helps you be more productive and effective as a Board, by focusing on budgeting, legal and financial management topics as well as specific issues like insurance, disaster preparedness, developing policies and reserves.
To ensure that you and your association are completely satisfied, Sentry’s Customer Assurance Team makes personal contact with the President or Board member of associations managed by Sentry. This communication helps us offer specific solutions to any outstanding issues you may be facing. This team also helps to educate board members on how to master the technology tools provided by Sentry, specifically Board Room function of CommunityPro® and important information available to all homeowners.
CommunityPro® is an easy way to make payments, access association documents, view account history, stay informed and more.
