Sentry Management is solely a community management firm. We have no affiliations or ownership positions with any other business or service that may be purchased by an association.
Know how much and what types of Insurance Coverage your firm carries
Sentry carries worker’s compensation, employee practices, property, vehicle, fraud/theft, liability policies, including $3 million bond and $10 million in umbrella coverage. Sentry is willing to share our certificate of insurance, so boards can make ‘apples-to-apples’ comparisons.
Make sure all Fees and Costs will be fully disclosed
You will never be surprised by an additional charge that is not revealed in the contract. Nothing is vaguely written or open-ended in our standard agreement.
Know how you handle the Administration of Financial and Accounting Matters
Sentry’s designation as an Accredited Management Organization® (AMO®) causes us to have separate, specialized accounting, collections and accounts payable functions. It guarantees transparency and the utmost integrity in handling your community’s funds.

Phase 1 — Pre-Development
Governing document review & association structure
We review CC&Rs, bylaws, maps, and initial plans to identify structural problems before they’re recorded. We help establish assessment schedules, reserve fund requirements, and governance frameworks that set the community up for sustainable operations from day one.
Phase 2 — Build-Out & Sales
Developer-controlled period management
During the developer-controlled period, Sentry manages day-to-day association operations — financial management, vendor coordination, homeowner communications, and compliance — while you focus on sales and construction. We track land characteristics, sales projections, and community demographics to inform association decisions in real time.
Phase 3 — Turnover
Seamless transition to elected board control
Turnover is where developer liability peaks. Sentry facilitates an orderly, legally compliant transition to the elected association board — providing financial documentation, full records transfer, and board orientation through our Communities College training program. Boards that are well-prepared protect both the community and your reputation.
Phase 4 — Beyond Turnover
Long-term community management
Many communities continue with Sentry as their management partner after turnover. Continuity of the same local team — already familiar with your community’s history, vendors, and residents — is a competitive advantage for association boards and a quality signal for future home sales.
